Project Background - The Timbers at Bachelor Gulch

This Timbers at Bachelor Gulch project located in Avon, Colorado posted some impressive numbers. The building is a 500 foot long, 5 story structure with a roof that is predominately a 12/12 pitch. The Timbers lodge is a private residence club that sits adjacent to the Bachelor's Gulch ski lift and extends up the hillside for 2 city blocks. Heavy shakes, half round copper gutters, and heat trace cable were removed from the roof. Horn Brothers Roofing then installed ice and water shield on the entire structure. Along with new 16 ounce copper drip edge and wall flashing, and 24 gauge coated steel for the w-valleys as well as pitch transition flashing.

Timbers HOA selects CeDUR Shakes

To replace the shakes, the Timbers HOA selected the CeDUR simulated shake shingles in Walden color. Horn Brothers worked with Top Notch Log Works, a company that replaced 80 massive timbers mounted on all eave surfaces to act as snow fences. Over 650 existing support posts for the log timbers snow fences and safety line stanchion pipe jacks were replaced using 80 mil pvc split cones, custom fabricated by IB Systems. A complete snow retention system, consisting of 6,250 copper snow guards were put in place and installation of copper half round gutters and downspouts completed the project.

Horn Brothers Roofing not fazed by challenges

Horn Brothers Roofing faced a number of challenges including a structure that towered 70 feet over the surrounding terrain. Hazardous winter weather conditions were a factor and installers had to guard against frostbite. Barrier tape had to be put up and taken down each day to ensure the well being of the guests and staff.

Horn Brothers was given a 3 month window to complete the project. The Timbers HOA would not allow the project to start until the second week of August after the lodge occupancy numbers were down. With significant penalties for failure to complete within the required time frame Horn Brothers Roofing had to stay to a strict schedule.

All materials were bought in over an access road located well above the site and bought down the ski slope on a cat track to the building. A 210 foot crane was setup at the rear of the building stretching across existing vegetation, walkways, and up multiple stories for material loading. The crane had to be moved 5 times. Installers could not access the roof by the elevator so they had to walk up 5 flights of stairs to the top floor, then access the roof through hatches and tie onto the existing safety cables. Crews were only authorized by the Bachelors Gulch Design Review Board to work weekdays between the hours of 8:00 am - 5:30 pm. In total an astounding 18,000 man hours were needed to complete this job.

Horn Brothers credits their amazing installers who braved the cold temperatures, steep height, and slippery slopes to install this beautiful CeDUR Roofing System. A BIG CONGRATULATIONS goes out to Horn Brothers Roofing for a true representation of what roofing contractors accomplish in Colorado!

Special thanks to everyone involved with this spectacular project. We are honored to be the roofing material of choice on the Timbers Bachelor Gulch!
